We found this behind a panel in a property being sold. The first question you must ask is why this was not found and fixed before the property was listed. Until I removed the panel to inspect the hot water heater no one was aware of this condition. There are two lessons to be learned here: 1. Never purchase a property without first having an inspection completed by a highly qualified home inspector. 2. Never hide a hot water heater in a space where it can not be occasionally viewed.
