Went to the ocean yesterday

We went back to the ocean yesterday to inspect a condo yesterday. It was a nice unit that the new owners are already planning their upgrades. It is always nice to help people that are excited to have a getaway at the beach.

As we have seen many times, HVAC equipment located near the ocean needs special attention. We recommend at a minimum annual servicing with a treatment for the outside unit to inhibit corrosion.

Today's subject is hot water heaters. For safety reasons, the recommended maximum temperature for hot water is 120 degrees. However many homeowners set their hot water heater at temperatures above 120 degrees. If you are buying a home and the inspector finds the hot water temperature above this level, we recommend having the temperature setting adjusted to below 120 degrees by a qualified individual. 

Although temperatures greater than 120 degrees could potentially be a safety hazard, it does not necessarily indicate a problem with the hot water heater. So just follow-up with a qualified individual and have the temperature setting reduced.

A great day on the Grand Strand!

Going to Carolina Forest today to inspect a home. It is amazing to see Carolina Forrest today as it is a rapidly growing area of Myrtle Beach. Over 20 years ago, it was a managed forest owned by International Paper.

This week I inspected a beach house that was beautiful. Although the house was only a few years old, the heat pump system had some installation problems. Just shows the need for a home inspection even if your buying a new construction home.

Many people think the only purpose of a hood exhaust is to remove cooking odors but they also remove moisture. So keep your hood exhaust in good working condition. Excessive moisture in a home could cause problems.
