Today's subject is hot water heaters. For safety reasons, the recommended maximum temperature for hot water is 120 degrees. However many homeowners set their hot water heater at temperatures above 120 degrees. If you are buying a home and the inspector finds the hot water temperature above this level, we recommend having the temperature setting adjusted to below 120 degrees by a qualified individual. Although temperatures greater than 120 degrees could potentially be a safety hazard, it does not necessarily indicate a problem with the hot water heater. So just follow-up with a qualified individual and have the temperature setting reduced.
