We found knob and tube wiring in a home that was powered. Not good! Many other electrical concerns observed. Recommended rewiring the home by a qualified licensed electrician.

However, this week I encountered a prime example of why an inspection is needed by all buyers. The home was only 1.5 years old but the heat pump was not cooling. It turns out the home owners liked a warm home year around and keep the thermostat at 78 degrees F. They commented when it was hot outside the home never got comfortable. It is likely the heat pump was not properly set up by the HVAC contractor. It has cost the home owner in utility bills by the system not being efficient and comfort. I practice social distancing and wear the proper PPE as needed. 

If you are thinking of selling your home this is the perfect time to get it ready. The majority of the handymen and contractors are still working. Also, I highly recommend a pre-listing inspection before listing your home. It truly puts the owner in a much better position. It could increase your profit and will definitely eliminate any surprises.

​If you are buying and coming to look at homes, it will need to be a in and out trip as all local hotels and rentals are closed based on city ordinances.

This is a safety hazard from several standpoints. The flipper decided to install kitchen cabinets over an electric panel .... not good! Also, they decided the front cover would not fit so they placed a piece of wood over the opening. Just think one spark and you could easily have a fire. Absolutely, the panel or cabinet needs to be moved and the panel properly installed with a METAL front.
